Marota City is the largest real estate project in Syria, aiming to revitalize the western Mezzeh district of Damascus. Spanning 214 hectares (2.14 million square meters), it includes over 12,000 residential units to accommodate 60,000 residents. Planning began in 2012 as part of an urban redevelopment strategy, and it is considered a model for modern, integrated cities.
Strategically located in the heart of Damascus, behind Al-Razi Park in Al-Mazza, the project extends to Kfar Souseh and surrounding areas near the Southern Ring Road. This location places it just 10 minutes from the city center, with easy access to the international airport and major highways. Overlooking the western mountains, it offers stunning natural views and reduces traffic congestion.
The project's design and facilities comprise 25 residential towers (11-22 stories high), in addition to shopping centers, international schools, hospitals, hotels, public parks, and underground parking. 30% of the area is dedicated to green spaces and recreational areas. The residential units are diverse: luxury apartments, villas, and penthouses, with smart amenities such as advanced security systems and renewable energy.
The project was officially launched in 2012 by government decree, and infrastructure work (sewage, electricity, water) is 80% complete, with completion expected by 2026. The foundations for the first towers were laid in 2019, and some are ready for handover (such as the "Nobles" towers by Al-Akhras Company). Currently, four towers have paid their dues to the Engineers Syndicate, and the return of 3,500 displaced families is anticipated.
