The Syrian Investment Authority has included Al-Madfa Park in Damascus in its official investment map. The park itself covers 2,200 square metres, while the total project footprint, encompassing the underground basement levels beneath the park, adjacent pavements, and public property, reaches approximately 6,485 square metres. The site is owned by the Damascus Governorate.
The project involves constructing event halls and ancillary facilities in a first underground basement level with a ceiling height of six metres, alongside three additional basement levels allocated as follows:
The project also includes the full rehabilitation of the existing park and the addition of new services and amenities, positioning the site as an integrated destination combining green space with recreational and commercial facilities.
The project is offered under a BOT (Build-Operate-Transfer) model, with a concession period ranging from 35 to 40 years. This timeframe provides the investor with a sufficient horizon to recover capital and generate returns before transferring the site back to the owning authority.
The Syrian Investment Authority has classified this opportunity within the services sector, which is experiencing growing demand in the capital Damascus given the increasing need for modern recreational and service facilities.
