Damascus Governorate is offering an opportunity to develop a specialised retail market for building materials, finishing products, furnishings and related goods, in the south-western part of the Al-Zahera Al-Jadida district on the site of the military parking garage. The scheme is built around a first basement level 8 m high with a mezzanine, two further basement levels for parking and a fourth basement for storage, together with the rehabilitation of the adjacent garden through added services and amenities. It is offered on a build-operate-transfer (BOT) basis for 35 to 40 years.
What this means for a rebuilding company: with several levels below grade, the weight of the job sits in deep excavation, retaining walls, waterproofing and dewatering, followed by a concrete frame with the long spans that showroom floors require. The basements call for mechanical ventilation, sprinkler and fire-alarm systems, switchgear and emergency lighting; the retail levels bring fit-out, façades, lifts and escalators; and the garden component adds landscaping, irrigation and exterior lighting works.
